Housing construction was long an engine of growth in Sweden. However, since inflation took off in the wake of the pandemic and Russia’s invasion of Ukraine, the situation has changed dramatically. The Riksbank has raised interest rates sharply, house prices have fallen, and housing construction has declined. Not since the property crisis in the 1990s have we seen such a significant decline in housing construction. At the same time, Sweden is expected to have the lowest economic growth in the entire EU this year.
How did this happen, and what can be done to reverse the trend? Where will people live in the future, and how can they afford to do so?
